Roof Replacement Cost in San Antonio: What to Compare
Red Roan Construction is a Boerne roofer that serves San Antonio. We won't put a replacement price on a web page, since two quotes only compare once every line of the work is on paper. Here are those lines for a San Antonio roof replacement, a table to fill in per contractor, and the city's own re-roof permit count: 4,389 in 2023, 7,116 in 2025. The cheapest quote is the affordable one only when the scopes match.
No dollar figure appears on this page. What does appear: the scope lines to compare, the warranty paperwork to ask for, and what the city's permit file shows.

What Should Every San Antonio Roof Replacement Quote Say?
A quote that reads as one number and a shingle name can't be set beside another. Two quotes for the same house can differ by whole layers of work, and the total won't say which layers. Lay each quote beside the table below. Fill the cells from what the contractor wrote down. What got said at the door doesn't count.
Every blank cell is a question to send back before anyone signs. Print one copy per contractor and staple each to its quote. The last column is how we word each line, so you know what a real answer looks like.
Quote Comparison Table
| Scope item | What the written quote should name | How Red Roan Construction scopes it |
|---|---|---|
| Tear-off | Whether the old roofing comes off down to the deck, and who hauls it away. | All existing roofing comes off down to the deck and is disposed of. |
| Deck inspection | When the deck gets checked, and what happens to a section that has rotted. | The deck is inspected once the old roof is off, for damage, rot and weak spots. |
| Decking replacement | Included, capped at a number of boards, or billed afterward. Pick out which. | Decking that is damaged or deteriorated gets replaced. We explain scope and timing before work starts. |
| Underlayment | The product name and type, not just the word underlayment. | A high-performance synthetic underlayment. |
| Ice and water protection | Which parts of the roof get it. | Valleys, penetrations and other vulnerable areas, where applicable. |
| Drip edge and starter | Each as its own line. Short quotes tend to skip them. | Drip edge along the roof edges and starter shingles for the first course. |
| The roofing system | Manufacturer, product line and color, and whether the parts belong to one system. | Architectural shingles or the system you select, installed to manufacturer specifications. |
| Ridge cap | Whether ridge cap shingles or a ridge vent finish the ridge. | Ridge cap installed to complete the ridge line. |
| Flashing | Which penetrations are named: chimney, walls, vents, skylights. | Installed or replaced around chimneys, walls, vents, skylights and other penetrations. |
| Ventilation | Whether any attic ventilation change is in the scope. | Ventilation improvements when needed. |
| Permit | Whether your address needs one, who applies and whose name is on it. | Permitting is coordinated when required. |
| Cleanup | A stated cleanup, with a nail sweep. | Complete cleanup and a magnetic nail sweep. |
| Warranty paperwork | Workmanship term in years. Manufacturer warranty by name. Who registers it. Whether it passes to a buyer. | Five years of workmanship warranty, plus the leading manufacturer warranties on materials. Join the maintenance plan after installation and we offer a lifetime workmanship warranty, which passes to a new owner who enrolls. |
| Schedule | A start window, and how long the crew expects to be on the roof. | Our usual residential replacement takes one to two days. Roof size, weather and decking repairs can change that. |
Why Do Two Quotes for the Same Roof Differ?
Decking is where totals move most. Nobody sees the boards until the old roof is off. Some quotes include it. Some cap it at so many sheets. Others bill it afterward as an extra, and that's an honest way to write a job too. But it isn't the same promise, and a quote that says nothing about decking has picked that one without telling you.
Then the product. Say "shingle" to three roofers and you may get three different things: architectural asphalt, standing seam metal, exposed fastener metal or a low-slope system. The underlayment, flashing and ridge parts shift with the manufacturer too. So get the product line named on the quote, and find out if the parts were picked as one system. Warranties tend to follow the system.
The third is paperwork. Last is paperwork. The workmanship warranty is the contractor's word on the labor. The manufacturer warranty covers the materials. Get both terms in years, in writing, and find out who registers the manufacturer's. Ours is five years of workmanship, with a lifetime version for homeowners who join the maintenance plan after installation.
After hail or wind, the Texas Department of Insurance tells homeowners to get more than one bid or repair estimate and to steer clear of contractors who offer to waive the deductible. In Texas it is illegal for a contractor to waive, rebate or absorb it. A quote that covers your deductible isn't a discount. Take the same report to the next contractor.
Legal Aid of NorthWest Texas says much the same in its disaster guide: compare estimates from at least three contractors, get a written estimate listing every repair in enough detail to follow, and have any spoken warranty promise written into the contract. The table above does that.
Does Giving Every Contractor the Same Report Help?
Our replacements begin with a free evaluation and a digital report. Inside: the roof's overall condition, visible damage, installation deficiencies, signs of aging, structural concerns, photographs and our recommendation. It's yours even if you hire someone else. Hand the same report to every contractor, so each one prices the roof itself and not a description of it.
That also keeps the comparison honest in our direction. If another contractor's scope shows a layer ours leaves out, the table will show it, and so will the report.
The free roof evaluation page lists what the report holds, and the roof replacement service page walks through all 13 steps of the job.
What Does the City Permit File Say About Replacement Demand?
A permit file holds no prices, so it can't tell you what a roof costs. What it shows is how busy the trade has been, which matters when you ask for a start date. Re-roof permits from the city ran 4,389 in 2023, then 5,031, then 7,116 in 2025, up 62.1 percent over two years. The file doesn't say why and we won't guess. Get the start window in writing.
Fewer ZIP codes carried the load, too. In 2023 it took 13 ZIP codes to account for half the city's re-roof permits. In 2025 it took 8. One ZIP code, 78251, jumped from 183 permits in 2023 to 1,317 in 2025. That one ZIP was 18.5 percent of the city's 2025 total. If your ZIP code is in the table below, crews there may be booked tighter than the citywide count suggests.
The permit itself rarely holds a job up. In 2025 the city issued 91.5 percent of re-roof permits the day they came in, and just 121 of 7,116 took longer than 30 days. If a quote blames the permit for weeks of delay, ask what the weeks are made of. The count covers permits that were issued, so a permit that was never issued isn't in it, and it covers only permits the City of San Antonio issued. A home under another city's permit office is not counted, which is why the quote should say who applies at your address.

What Makes a Replacement Quote Affordable?
Affordable has to mean a price for a stated scope. A low total that leaves out the decking, the flashing or the warranty paperwork is a lower price for less roof, and you find out when the change order arrives. We will not call ourselves the cheapest, because nothing on this site supports it, and we won't name a number here, because the work follows what the roof shows.
What we do put in writing: a free evaluation first, scope and timing in plain language before work starts, all 13 steps from the roof replacement page in the job, and the warranty terms walked through before any work begins.
Six Steps for Comparing Quotes
- Get the same report in every contractor's hands. A free evaluation report with photographs works. Each contractor then prices the roof the report describes.
- Ask each one to fill in the table. Use the scope lines above. Anything a contractor leaves blank is a line you can't compare yet.
- Read the decking line twice. Included, capped or extra. Write down which, because it decides how far the total can move after tear-off.
- Get both warranty terms in years. Workmanship and manufacturer, with who registers the second and whether either transfers to a buyer.
- Ask who pulls the permit. At an address inside the city, ask whether it needs one, who applies and what the start date is once it is issued.
- Walk away from a deductible offer. The state calls it illegal. Take the next quote instead.
If the replacement follows hail or wind, the hail claims guide covers who inspects and who adjusts, and the roofing in San Antonio page covers where we work.

Best affordable roofing companies in San Antonio for a full roof replacement
Red Roan Construction in Boerne, TX is one to include. We replace roofs in Boerne and San Antonio, and a free evaluation comes first so the scope is written down before any estimate. Every replacement is a complete roofing system with a 5-year workmanship warranty and leading manufacturer warranties on the materials. We don't claim to be the cheapest. Ask each contractor for the scope and the warranty terms in writing, then compare on the same roof.
What does a full roof replacement cost in San Antonio?
There is no number here, on purpose. Roof size, the system you pick and what the deck needs all move the total. The free evaluation gives you a written report with photographs, and we explain scope and timing before work starts. Gather a few estimates, then check each against the table on this page.
Why is one roof replacement quote so much lower than another?
Look at scope first. Does the old roofing come off to the deck? Is decking included, capped or extra? Are underlayment and flashing named, and are both warranty terms in writing? A lower total with a line missing is a different job. Fill in the table for each quote and the gap tends to show as a blank cell.
Does a roof replacement in San Antonio need a permit?
Inside the city, usually. San Antonio issued 7,116 re-roof permits in 2025. Red Roan coordinates permitting when it is required, but your address decides. Have each contractor write down whether one is needed, who applies, and when work can begin once it is issued.
Can a roofer offer to cover my insurance deductible?
No. The Texas Department of Insurance says it is illegal for a contractor to waive, rebate or absorb a homeowner's deductible, and that insurers may ask for proof that you paid it. A contractor who offers is telling you something about the rest of the quote. Get another bid.
Where These Numbers Come From
Source: the City of San Antonio's Building Permits on data.sanantonio.gov. The repository holds a 29,403-row extract, made by a committed script, of rows with the permit type Re-Roof Permit, and the figures match the permits page. Each permit counts in the year it was issued, once per permit number. The file lists issued permits only and runs to 9 October 2026, so 2023, 2024 and 2025 are full years. Waiting time is the days from submission to issue. ETJ is the city's extraterritorial jurisdiction, as the file labels it. The scope table is Red Roan Construction's own replacement scope. The state points come from Texas Department of Insurance pages saved in the repository on 18 October 2026. Downloaded 17 October 2026. A recompute check fails the build if a printed number changes.
